Near West Side Construction Permits: $355.7M in October 2026

By BizPulse Editorial

Near West Side pulled in $355.7M in building permits during the 30 days from October 1 to October 30, 2026 — 36% of the $981.1M Chicago issued citywide. Thirteen permits did almost all of it. If you sell to buildings that haven't opened yet, this is where the money's headed.

Key stats — month ending October 30, 2026:

  • Near West Side: 123 permits worth $355.7M, Oct 1–30, 2026, up from $25.0M across 132 permits in September
  • 13 Near West Side permits of $1M or more totaled $347.0M, or 97.5% of the neighborhood's value
  • Near West Side new-construction permits: 12 worth $312.5M, led by $177.3M at 1904 W Adams St (issued Oct 28)
  • Citywide: 2,750 permits worth $981.1M across 77 community areas, Oct 1–30, 2026

Which Chicago Neighborhood Has the Most Construction Permit Value Right Now?

According to BizPulse's permit tracking, Near West Side ranked first by dollar value in the 30 days through October 30, 2026. Near North Side was second at $160.4M across 222 permits, and Near South Side third at $95.0M across just 23 permits.

The Near West Side number isn't a volume story. Its 123 permits in October 2026 compare with 125 in October 2025, but the value jumped from $201.6M to $355.7M, up about 76%. A handful of very large projects moved the total, not a broad uptick in small jobs.

BizPulse data shows the three biggest Near West Side permits in the window:

  • 1904 W Adams St: $177.3M new construction, issued Oct 28. The permit describes a 2-story building with a mezzanine and occupancy groups A-1, A-3, B, M, S-1 and S-2
  • 1022 W Jackson Blvd: $112.0M new construction, issued Oct 27, a 25-story mixed-use building with ground-floor retail (we covered it in our late-October new construction roundup)
  • 315 S Jefferson St: $19.0M new construction, issued Oct 5, a 9-story mixed-use building

Those occupancy groups matter. Assembly, business, and mercantile uses mean retail, food, and public-facing space — the kind that needs signs, point-of-sale, security, and cleaning contracts before opening day.

For sellers: a $177M ground-up building doesn't buy from you next week. But general contractors and later tenants make vendor decisions months before the doors open, and permit-stage is when the list is shortest.

What Else Is Happening in Near West Side Beyond the Big Builds?

The neighborhood isn't only megaprojects. BizPulse's October 2026 permit data counts 22 renovation and alteration permits worth $37.6M, 65 express permits, and 16 sign permits in Near West Side. Renovation highlights include a $9.9M initial tenant build-out of office space on the 39th floor at 320 S Canal St (Oct 27) and a $3.0M interior alteration at 1653 W Congress Pkwy (Oct 21).

Licenses show the retail side. BizPulse's license database recorded 34 new business licenses in Near West Side between October 1 and October 30, 2026, across 27 accounts, excluding pop-up licenses and the 4100 S Ashland swap meet. Twelve were restaurants, four were bars or nightlife, and nine came from expanding operators.

For sellers: tenant build-outs and restaurant openings are the 30-to-90-day deals. Megaprojects are the 12-to-24-month pipeline. Near West Side has both at once.

What This Means for B2B Sellers

Permit data flags 34 Near West Side permits with commercial buying intents in October 2026, each tagged for furniture, security systems, commercial cleaning, POS, and electrical and plumbing contractors. Signage intent shows on 28 of them.

  • Signage and storefront vendors: Target the new-construction and mixed-use addresses now, before ground-floor retail tenants are signed.
  • Commercial cleaners and security firms: Office build-outs like 320 S Canal move fastest; bid before the tenant finishes fit-out.
  • POS and restaurant suppliers: Start with the 12 restaurant licenses, not the towers.
  • Insurance brokers: Large new-construction permits trigger builder's risk and, later, property coverage decisions.

Near North Side is the other place to watch. It doubled September's value ($71.8M to $160.4M), and we broke down its renovation wave in this Near North Side renovation analysis. You can track every neighborhood live on BizPulse's construction hot blocks map or browse newly licensed businesses.

The raw permit records come from the City's own Building Permits dataset on the Chicago Data Portal. BizPulse adds the neighborhood rollups, buying-intent tags, and license matches.

Bottom line: Near West Side led Chicago with $355.7M in permits in October 2026, 97.5% from 13 large projects, giving B2B vendors an early, narrow list of buyers.
