Which Chicago Repair Permits Are Growing Fastest?
Roofing and porches. BizPulse's permit tracking shows 137 roof permits issued citywide between July 15 and August 12, 2026, up 27% from 108 in the same window a year earlier. Porch and exterior stairway rebuilds jumped harder — 73 versus 47, a 55% increase. Mechanical replacements (rooftop units, make-up air units, cooling towers, boilers) ran 29 versus 23.
Masonry went the other direction. Tuckpointing, facade, and parapet permits came in at 187 versus 203 a year ago, down 8%. This isn't a rising tide — repair dollars are shifting from brick to roofs and porches.
Geography follows the older housing stock. Lake View led with 22 permits, Lincoln Park and Near North Side filed 21 each, West Town 18, and Lincoln Square and North Lawndale 12 apiece. But the spread matters more than the leaders: 389 distinct addresses across 70 community areas in 29 days.
Why Repair Permits Beat New Construction as a Lead List
A new-construction permit means a buyer 18 to 30 months out. A roof permit means an owner already wrote a check this month on a building they're willing to spend money on. Three patterns in BizPulse's repair data are worth a rep's morning:
Stacked scope. 4401 S Ashland Ave in New City pulled a window-and-door replacement permit on July 27, then an 8,990-square-foot roof replacement — including solar PV repair — on August 6. Owners who fund one envelope project almost always have a second one queued.
Portfolio owners. 939 and 949 W Madison St on the Near West Side each filed roof replacements on August 6 — 11,220 and 11,200 square feet — under the same Illinois roofing contractor license. Adjacent addresses, same day, same crew is one owner with more than one building.
Named competitors. All 120 full roof-replacement permits in the window name the licensed roofing contractor doing the work. If you sell roofing, materials, safety equipment, or subcontract labor, that's a public record of who is winning jobs in which neighborhood.
The biggest single job in the window was a 40,732-square-foot roof replacement at 2211 N Oak Park Ave in Montclare, issued August 11. Downtown, 220 S Michigan Ave in the Loop filed tuckpointing plus a 180-square-foot parapet rebuild on its ninth-floor terrace on August 6.
Who should care: roofing and masonry contractors, facade and structural engineers, HVAC service companies, waste and debris haulers, scaffolding and lift rental, property managers, and commercial property insurers — carriers price roof age, and a fresh replacement permit is a re-rating conversation.
One Honest Caveat on the Dollar Figures
Reported costs on express permits are unreliable. One vinyl fence permit in Norwood Park is logged at $1.26 million. Every figure above is a permit count, not a dollar total, for that reason.
Worth knowing why these filings get missed: express permits accounted for 884 of the 1,247 building permits Chicago issued in the two weeks ending August 12, 2026 — 71% of everything filed. Most prospecting tools treat that volume as noise and drop it.
