Which Chicago Neighborhoods Are Filing the Most Permits Outside Downtown?
Past the usual downtown and North Side block - Near North Side (226 permits), the Loop (182), Near West Side (117), Lake View (106), Lincoln Park (98), West Town (91) and Logan Square (80) - the next name on the citywide list is Auburn Gresham, with 75 permits worth $12.7M. It outfiled North Center (43), West Ridge (43) and Edgewater (42) over the same 30 days.
Behind it: Ashburn (57), Roseland (53), Morgan Park (51), South Shore (44), Garfield Ridge (43) and Washington Heights (42). BizPulse's permit tracking shows Auburn Gresham up 67% year over year (75 versus 45 in the 30 days ending August 23, 2025) and Morgan Park nearly tripled over the same comparison (51 versus 18).
The permit mix explains what kind of work this is. Of the 714 South Side permits in the window, 556 are express permits - the small-dollar repair and mechanical layer, $10.3M in total reported value. But 94 are renovation/alteration permits worth $34.1M, 16 are new construction worth $9.6M, and 12 are wrecking/demolition. Only 14 are sign permits.
What This Means for B2B Sellers on the South Side
Read that mix carefully before you build a prospect list. This is a building market, not a storefront-opening market. Fifteen permits per new business license means the buyer on the other end of most of these filings is a property owner, a landlord, or a developer - not a business owner about to hang a sign and turn on a POS terminal.
That reshuffles who should be prospecting here. Roofers, masonry and tuckpointing crews, porch and deck contractors, HVAC and electrical services, restoration firms, waste hauling, property management, and landlord and builder's-risk insurance brokers all have 602 addresses with fresh permits to work. Signage companies, restaurant equipment dealers and POS vendors mostly do not - their volume is still concentrated downtown and on the North Side, and BizPulse data shows only 14 sign permits across the entire South Side footprint in this window.
The clearest example sits on one block. BizPulse's permit database recorded four adjacent townhome buildings on West 76th Street in Auburn Gresham - 1305, 1323, 1329 and 1335 W 76th St - each pulling an interior renovation permit valued at $1,613,646 between August 3 and August 4, 2026. That's $6.45M of work across 13 to 15 units per building, filed by the same operator within 48 hours. In South Shore, a $2,000,000 interior alteration at 7500 S Exchange Ave, issued August 20, covers a two-story mixed-use building including its ground-floor retail space.
